There is a fine art to selling a home to get top dollar. Any realtor who brags that they sell homes within a day (or an hour) of them being on the market, AND does this regularly, makes me skeptical.
Have I done this before? Of course.
Do I do it regularly? No.
If a home goes quickly, it is either priced right, or underpriced. Unfortunately, a lot of realtors will underprice homes to sell quickly. The real key to this is to price it correctly per market research, promote the home prior to any showings, and then bring in multiple offers. Using this method, it takes about 5 days before we lock in the final offer.
Why do the majority of realtors choose to take a first day offer? It’s a sure thing, and they get their commission and move onto the next deal. Whose interests are being served in this scenario though? You guessed it, not the client’s.
So, do I regularly sell homes in an hour, or on the first day? No.
Do I sell homes within 5 days, and regularly sell above list price? Absolutely.
Whose interests are being served with this method? The client’s… every time. I work for them, period.
